Floor-to-ceiling windows

Our efficient under floor air delivery system allows Two MarketPointe to offer an amenity rarely seen in Minnesota — floor-to-ceiling windows throughout the building. The 10-foot vision glass provides views of Normandale ski hill, downtown Minneapolis and stunning sunset views towards Minnetonka. The additional 4 feet of glass also allows sunlight to penetrate further into the workspace, bringing natural light closer to more of your employees.

High-performance lighting

Two MarketPointe’s standard lighting package includes high-performance indirect/direct pendant lighting with dimmable ballasts to promote daylight harvesting. The lighting provides enhanced visibility for desktop tasks while preventing glare on computer monitors and reducing eye strain. Eye strain developed by looking at computer monitors routinely is a high problem area for office employees. The lighting package is designed to achieve a 30% reduction in lighting power. Indirect pendant light fixtures high-performance lighting is proven to enhance employee productivity by up to 6.7%*.

Raised floor

Two MarketPointe’s raised floor panels provide unparalleled adaptability and flexibility to move cubicles and “re-stack” space. These panels also provide quick and easy access for power and voice/data cabling installation and modification. Lead time required for electrical and mechanical design is reduced because electricians do not need to coordinate around walls, mechanical systems and other obstacles. Costly cable trays are eliminated and modular furniture can be brought to any corner of your space easily without unsightly power poles. Modular distribution points reduce costly rewiring associated with future employee or wall moves (“workstation churn”). Simply pick up the floor tiles, and relocate the floor outlets. Raised floor access panels provide unparalleled adaptability and flexibility to move cubicles and “re-stack” space. These panels also provide quick and easy access for power and cabling installation and modification — reduced cost of “workstation churn.”

Electrical submetering

This is standard at Two MarketPointe. Convenience power and lighting for your space will be separately submetered, rewarding those tenants who incorporate additional energy saving strategies. Two MarketPointe’s innovative design features were chosen to improve employee productivity, accommodate your changing space needs as your workforce grows, and to accomplish both with less impact to your bottom line. Ryan’s design-build team designed a building they would want to work in: a high performance, environmentally-friendly building with an abundance of daylight, a healthy indoor environment, a convenient location with tremendous access to restaurants, coffee shops and other service businesses as well as plenty of parking. Ryan Companies US, Inc. is the developer, design-builder and asset manager for Two MarketPointe. This integrated single-source approach has allowed the project team to deliver a high performance sustainable design at a reasonable cost and schedule. Two MarketPointe is the first phase of a complex which will include a second office tower connected to the two-story lobby and restaurant. Two MarketPointe is leased and managed by CBRE, Inc., the world’s largest commercial real estate services firm and the building’s anchor tenant. In 2007, CBRE announced its goal of becoming carbon neutral by 2010.

Under floor air delivery (UFAD)

UFAD systems provide employees control of air flow volume and direction in their immediate area, improving comfort and reducing complaints. By introducing fresh air through the raised floor at the employee level, UFAD reduces the mixing of airborne pollutants, including germs which spread illness, minimizing sick days. Through its unique design, energy usage is decreased up to 18% by supplying warmer air at lower velocity than traditional building systems which force warm air from the ceiling. The system is designed to guarantee constant fresh air through a system of carbon dioxide (CO2) sensors that have direct digital control (by floor and by damper). Training rooms are supplemented with power dampers on diffusers with a wall thermostat and additional CO2 sensors to ensure the correct temperature is maintained. Best yet, the constant pressure system equates to no additional costs for operating your business after “standard” business hours.
